Many homeowners think it’s a simple DIY with a $100 Bunnings special, but improper pressure can etch concrete, irreparably damage stencil oxide surfaces, timber, stone or even strip paint, leading to further damage and costly rectification.

A key factor in successful pressure cleaning is understanding coating and material sensitivity. Concrete, brick, raw timber, and aggregate surfaces are porous, absorbing contaminants like oil, mold, and salt that embed deeply over time. This porosity makes thorough cleaning essential before sealing or painting, as residue can cause adhesion failure.

However, not all surfaces are suitable for high-pressure; timber (such as decks, raw weatherboards) or soft stone like sandstone can be damaged by excessive force, leading to pitting or erosion. For instance, if your driveway is stencilled concrete with an oxide/stone finish, we adjust to low-pressure machine-based methods to avoid surface stripping that could affect the appearance.

In North America, ‘Soft-Washing’ is very common. Instead low chemical high-pressure they opt for high chemical low-pressure. Sodium hypochlorite (basically beach) with ‘surfactants’ (soap) are sprayed onto a dry surface then later washed of with low pressure high volume. It does have it uses. For example, old timber decks are great for applying linoleic acid as the acid stips away the old surface timber leaving a new looking deck ready for sealing – whereas high-pressure would damage/destroy the timber. 

A quick inspection determines the right pressure (typically 500-4,500 PSI) – high for concrete, lower for oxide finishes, timber, soft stone. A good rule of thumb is to always test a small area with your intended application methods. We can use a mild, eco-friendly blend of biodegradable detergents and citric acid to brighten and degrease or more harsher solutions such as hydrochloric acid that can intentionally etch concrete or revitalise bricks.

Our chemical solutions penetrate pores, lifting embedded stains such as organics, oil, or bird droppings, preparing the surface perfectly for our custom sealers. When cleaning over existing coatings or stains on exteriors, determining the type of residue is essential to avoid compatibility issues. Existing buildup could be oil-based stains, mold, or old sealers (acrylic, epoxy, or solvent-based), each requiring specific pre-treatment and careful practices to avoid mixing incompatible chemical compounds together

We start with a thorough inspection, using degreasers or solvent tests to identify the contaminant (e.g., oil dissolves in citrus-based cleaners, mold responds to antimicrobial solutions). DIY products like household bleach often do not do the job thoroughly enough, leaving residue that traps moisture and promotes regrowth in humid Peninsula conditions. For stubborn oil, rust and paint we apply targeted removers before pressure washing, ensuring a clean base. This prep prevents bubbling or re-staining, common pitfalls in salty air where contaminants accelerate degradation.
