Many people think pathway sealing and painting services are simply running to Bunnings and slapping some paint down, but it’s a technical process requiring expertise. Our attention to detail ensures your painted pathways withstand daily wear from foot traffic to vehicle loads, without compromising longevity.

Let’s explore the technicalities;

A key factor in successful pathway sealing and painting services is understanding the surface’s porosity. Concrete is inherently porous, containing tiny holes and capillaries that allow it to absorb our paints and sealers. This porosity is crucial for paint adhesion, as it enables the coating to penetrate deeply, creating a strong bond that resists peeling and cracking.

Not all surfaces are suitable; glazed pavers, bricks, or highly polished non-porous materials won’t absorb paint effectively, leading to poor adhesion and premature failure. For instance, if your pathway includes glazed pavers or bricks, we advise against painting or sealing them to avoid issues like peeling. We like to apply the metaphor of painting glass; the paint may stick initially, but you can scratch it off with your nail.

A quick inspection determines suitability, but a good rule of thumb is if water beads up on a natural surface, the surface is too non-porous; however, in some cases we can etch it to improve paint receptivity (if feasible)
When repainting or resealing over existing paint or coating on pathways, determining the type of existing coating is essential to avoid compatability issues. Existing coatings could be epoxy, acrylic, enamel, solvent-based, or older oil-based paints, each requiring specific preparation and compatible topcoats.

We start with a thorough inspection, using a solvent test to identify the coating (e.g. acrylic dissolves, epoxy resists, enamel ‘chicken feet’). The only coating system that causes major issues are enamel-based sealers such as Berger Jet Dry, promoted as a DIY product at Bunnings. In our experience, these products often fail prematurely, even with proper preparation. For such existing enamel coatings, we need to completely strip the surface using paint strippers, chemicals and pressure washing in order to create a clean base. This ensures our high-quality paints adhere properly, giving quality results that last.

This prep step is critical, as mismatched coatings will lead to delamination or bubbling.

How does it all come together?

We take the hassle out of everything for our customers, so you never need to worry. Once prepped, we apply two to three coats of high-quality substrate specific paint, allowing curing time between layers. For high-traffic areas or sloped surfaces we incorporate non-slip additives to enhance safety. We are generally in and out within a 2-4 day process (for a standard residential project). You can typically walk on the surface later the same day but vehicle access must be avoided for 7 days post final coat for optimal results.

 

Beyond pathways, our painting and sealing expertise extends to various home areas. We treat pool areas with slip-resistant coatings, exposed aggregate surfaces with UV-resistant paints, most pavers and bricks with matt, satin, gloss and high gloss finishes, plus patios, garage floors even retaining walls. For example, in Mount Martha, we seal slippery pool areas with non-slip sealers (non-slip P4+ AS 4586 compliant), while in Langwarrin, we refresh garage floors with solvent-based paints.
